Survey of industrial lease space in Houston, Texas 15,000 to 22,000 SF total
Here is a recent survey we completed for a client requiring 15,000 to 22,000 SF of industrial space to lease in Houston with dock high loading, proximity to the port of Houston and reasonable rental rates. This is a challenging requirement as small dock high spaces are scarce all over Houston, much less near the ship channel and in East Houston.
- 1. xxxx Wayside Dr.: (.38 nnn, .166 opex) $10,088.99 monthly, 16,588 total sf. This building had the additional showroom added which switched the office/warehouse ratio.
- 2. xxxx Supply Row: (.35 nnn, .10 opex) $9,000 monthly, 20,000 total sf. This was a good site to check out as it provided more insight regarding the logistical side of loading and unloading. Upside seems to have several bays. The downside to me was the clear height and potentially have to cram several containers in closed quarters seems like a logistical nightmare.
- 3. xxxx S Loop East : (.36 nnn, .15 opex) $10,009.77 monthly, 19,627 total sf. Good office/warehouse ratio, 22′ clear height, 3 dock high doors, 1 ramp door.
- 4. xxxx Homestead Rd: (.38 nnn, .106 opex) $10,551.06 monthly, 21,710 total sf. It has minimal office over 20,000 sf of shop and 6 dock high doors and 1 ramp.
