    Having just completed a six month search for “warehouse for sale” property for a client to purchase, I can tell you definitively that the far West Katy and Brookshire industrial market is significantly under served.  We finally settled on a 17,000 SF warehouse building with 2,000 SF of office finish and sitting on 5 acres of land.  Pricing is in the $1,300,000 range.

    Map of Currently Available Warehouses in Katy, TXWith approximately ten warehouses available to purchase in this growing market West of Houston, the task of locating an industrial building which fits a buyers needs can be quite challenging.  Freestanding options to buy are typically have grade level foundations and may be metal or tilt-wall in construction.  For owners needing dock high loading, dock wells can be installed to accommodate container loading and unloading.

    The few “new” warehouse for sale options are priced in the $90 to $110 PSF range and generally have minimal outside storage.  Several options though are located on five to 10 acres of land and a bit further North and West of Katy.  Those options have improvements of older construction and typically metal buildings.

    Some of the options only lasted a few days or weeks before being contracted to sell.  The exploding residential development with sought after Katy school district and Class retail options have created a huge demand from business owners living West of Houston.

    What about the energy bust from a few years ago and the resulting slump in the energy corridor?  Although there is still office space oversupply in that far west market, the industrial warehouse market has continued mostly unaffected for the past five or six years.  Also, the oil and gas market is strong as of today.  And while the industry is more cautious with spending, small operations still need a facility to service the big companies.

    So build it…right?  Not so fast.  Building a facility, even one smaller in footprint, takes time.  An owner generally needs 12 months to get a new building up and ready to occupy.  Additionally, land prices have gone through the roof with new homes, retail, apartments and medical development.  The result is that a new 20,000 SF warehouse with about 20% office finish on approximately 2-3 acres will cost around $90 - $100 PSF to build.

    One of the first questions from many clients is “Where can we find cheap warehouse space.”  Let’s face it, monthly rental payments constitute a large percentage of a company’s operating expenses.   If you are looking for space to rent in Houston, you can find practically the same space in different locations and for noticeably different rental rates.

    Why do the rental rates vary so much?  Age of the building is the primary factor.  Followed by location, building function and of course demand.  Buildings with specific amenities such as rail access, heavy crane service or large stabilized yard will bring a higher rate than those industrial properties without such options.

    Where is the cheap (inexpensive) warehouse space in Houston?  Industrial property located around the 610 Loop in generally the least expensive.  Dock high distribution space on Market St, Wallisville Rd, South Loop, Fairway Park and old Hempstead Rd will start in the $.50’s PSF per month on a gross basis.  New lease space in ESFR fire sprinklered buildings of the same size will run the $.60’s to $.70’s PSF per month on a gross basis.  Warehouse space for lease near Intercontinental airport will be somewhere in between these rates for comparable space.

    Since Houston has no zoning regulations, warehouses are mixed in with other types of developments and consequently can be difficult to find if you are not familiar with the market.  If “cheap” space is your goal, enlist a qualified broker to assist you in your property search.

    Centermark Commercial Real Estate is marketing the multi-tenant flex industrial property in West Houston for lease.   The flex/distribution project is located just 1/2 a block of the Sam Houston Parkway West, approximately 1 mile from I-10 and Beltway 8 interchange with great access and visibility.   There is ample parking in the front of the building with upgraded landscaping and green space.  Truck loading is at the back of the building with truck courts which can accomodate 53’ containers.

    Warehouse for Lease at 10795 Hammerly Blvd

    This tiltwall property has 96,206 SF total and is divided into 5 suites…300, 320, 330, 340 and 350.  Suite 300 is leased and the remaining suites are available for lease.  There is a month to month tenant in those suites who can be relocated on short notice.  The building has 48 dock high doors and 163 parking spaces (more can be striped in the truck court).    Clear Height ranges from 18’ to 19’.  There is approx. 1/2 acre of fenced and gated outside storage.

    The owner will consider removing existing office and/or finished AC’d areas to suit the needs of a new tenant.  Lease spaces can be combined as well for up to 86,000 SF.

    The spaces currently available are as follows:

    Suite 320:  23,435 SF total with 3,493 SF of office and 10,000 SF of open 12’ clear AC’d storage/production space.   13 dock high doors.  Owner will consider demo of office and warehouse to suit. 

    Suite 330:  15,330 SF total with 5,600 SF of office and approx. 5,000 SF of AC’d warehouse.  7 dock high doors and 1 ramp.  Owner will consider demo of office and warehouse to suit.

    There is a lack of distribution warehouse space for lease within a 20 mile radius of the container terminals (namely Bayport and Barbours Cut) in far East Houston/La Porte.  Despite the long awaited Panama Canal widening and continued record exports from the Port of Houston, developers seem to have forgotten the small to midrange industrial dock high user.

    Numerous large scale, big box distribution facilities have been recently been completed in the area.  So why a shortage of smaller dock high buildings and/or lease spaces?  Bulk distribution buildings do not easily allow for demising of lease space under 30,000 to 40,000 SF due to the building depths.  Additionally, it is difficult to justify smaller, shallower spec buildings as construction costs are generally higher without economy of scale.

    Where do these businesses find suitable lease space?  In many cases, not in Houston or the surrounding areas.  They may opt for other Gulf coast ports in Louisiana, Florida and even Brownsville, TX.  If they want to stay in Houston and still locate with relative proximity to the Port, then they have a better chance to find available lease space near Loop 610 and I-10 East.  Wallisville Rd., Turning Basin, Market Street, East Freeway and McCarty Rd all have a dense concentration of small to midrange warehouse spaces offered for lease.  This submarket also has some of the lowest rental rates, for comparable space, in the Houston area.
