At a very basic level, Dock-High docks are used to simplify getting "stuff" into and out of a building - generally from or to a truck trailer ... or train car. The main alternative is grade-level building access - i.e. being able to drive into a building so that the "stuff" you work with can be lifted from and onto whatever you are using to transport your "stuff." "Stuff" can mean anything from raw materials to finished goods, supplies, tools, tooling, etc., etc.. Size and weight are big factors in deciding which of these two methods of moving "stuff" into and out of your building is used - with bigger and heavier stuff tending to be grade-level, and lighter and smaller tending to be dock-high. There is also the issue of whether the stuff you are transferring needs to be well protected from the elements including during the loading and unloading process. There are always exceptions, and much is likely being left out.
