The types of docks that industrial warehouses have influenced their price and how they optimize the loading and unloading of goods. 

An example of this is the warehouses that have only Grade-Level loading docks. They usually have a price close to or slightly below average. On the other hand, properties with elevated loading docks have higher property prices. It's not just a play on words: High-Docks loading docks offer many advantages: the most obvious is that they significantly level the area between the trailer and the warehouse if the latter is elevated above ground level. This is actually a pretty loaded question (pun intended if you like).
