    The 4800 Fidelity re-development has leased more quickly than expected.  Out of 140,000 SF of existing buildings we leased 88,000 SF and are adding two more buildings for another 9,000 SF of office and warehouse leased.
     
    That leaves us with a single 54,000 SF freestanding warehouse building to lease.  This is a clear span building on approx. 2 acres or so with up to 6 additional acres available.  This building can accommodate up to 20 ton cranes and 30- hook heights.

    The Port of Houston is the leading US port for volume in total tonnage, according to the American Association of Port Authorities 2010 report.  With the widening of the Panama Canal coming soon, the anticipated need for crane served manufacturing and material handling space in Houston is anticipated to skyrocket.  At the time of this post, there is already a definite shortage of quality industrial property for lease which can accommodate overhead crane service.  Fewer than 8 or 10 buildings exist East of Houston’s CBD which have existing crane(s) and very few have much storage yard and/or adequate hook height. 

    While there are a few smaller projects in the works from local developers, the future need is likely to force product to other ports which have the existing facilities in place to handle the business.  Some local heavy freight logistic companies estimate the shortage for such properties to be in excess of 1,000,000 SF  by January of 2014.

    McCorvey Real Estate Holdings has two projects in the works in near East Houston with buildings of 20,000 SF up to 100,000 SF with crane spans of up to 70’, hooks up to 35’ and tonnage to 35 tons.

    McCorvey Real Estate Holdings, Inc, in conjunction with Centermark Commercial Real Estate, is developing an industrial warehouse park to be located in the 9000 block of the I-10 East Freeway in Houston.  The 13 acre site is actually in Jacinto City and zoned Heavy industrial.  With frontage on both I-10 and Market street, this location has excellent access to I-10, 610E and Market Street. 

    Eric Hughes, owner of Centermark CRE, says that the project will offer manufacturing office warehouse buildings for lease and is currently slated for four (4) freestanding, crane ready warehouses with outside storage.  Sizes will range from 18,000 SF to 40,000 SF.  Crane capacity is set for up to 30 tons with hook heights up to 28’.
