    The very first and most important thing you must know about leasing or purchasing warehouse or other industrial space is whether or not you can avoid the process altogether! There are many avoidance strategies available, but you also shouldn’t delay just for the sake of delay since that isn’t always the correct strategy. There can be good reasons to wait, and good reasons to move forward. Let’s take a bit of time to cover some of those reasons in more detail.

    Why Change Your Situation?


    There are many reasons why a business might feel the need to make a change. Some reason categories here include:

    I’ll use these broad categories later to cover in a bit more detail information supporting a move.


    Why Maintain Your Situation? 


    Some factors argue against making a change. Some reason categories here include:

    • Cost to Move 
    • Business Disruption

    I’ll use these broad categories later to cover in a bit more detail information supporting staying in your current location.


    Why Change - Location 


    Location affects many factors of your business. You could be attempting to position your business to improve your proximity to your existing or potential:

    • Workforce 
    • Supplier base 
    • Distribution channels 
    • Customers 
    • Etc. 

    These are all specific to your company and are difficult to generalize, but can all be good reasons to make a change.


    Why Change - Capacity 


    In this case, you have likely determined that your current space no longer matches your needs from a capacity perspective - either your business has grown beyond, or shrank below what your existing area will sustain. Either way, this can be a strong motivator to make a change.


    Why Change - Suitability 


    Suitability can be the need for equipment that does not fit, is too heavy for, or required utilities not provided by your current building. You might need more loading docks, larger trucks, more maneuvering space, etc. 


    Why Change - Costs 


    A common reason here is that your landlord has made one-too-many lease rate or capital improvement expense increases, and you believe you can do significantly better elsewhere.


    Why Maintain - Cost to Move 


    Moving an existing business from one location to another is a significant expense - over and above your regular cost of doing business. A move will result in lease expenses from two buildings for a finite period. You can likely assume that you do not have resources not being utilized, so you must hire or contract temporary support to help you move. You will also be likely to need to spend to avoid business disruption (see below).


    Why Maintain - Business Disruption 


    If you manufacture products, you will likely want to build an inventory buffer of these products before you move to avoid disrupting your customers. This type of disruption “insurance” can be difficult to implement depending upon the state of your manufacturing capacity, relationships to your customer, and your reasons for moving. Similar reasoning can apply regardless of the activities performed in your building.


    Why Maintain - Workforce Impact 


    As with any change, the relocation of your business will have an impact on your workforce. The implementation of disruption “insurance,” changes in their commute, or the requirement for employees to relocate are some examples.


    Why Maintain - Customer Impact 


    Any change - e.g., moving from one building to another - creates risk for your customers. They have to be sure that the products you supply to them from location B are going to be equivalent to those you provided from location A. What if something goes wrong with your move and the disruption “insurance” you put in place is insufficient? What if your customer’s requirement for your product suddenly changes in the middle of your move, and you cannot meet that requirement?


    Avoid Moving - Property Improvements 


    If you have transitioned in your business from needing all grade-level to some dock-level loading, but your building has only grade-level access, then you should consider working with your landlord to add a dock-well on the property. Assuming you both believe you are a good tenant, there is a chance they will work with you if the property is suited. Adding a dock-well is one example of a property addition that can be a win-win between landlord and tenant.


    Avoid Moving - Productivity Improvements 


    One of the more common reasons for deciding to move involves some form of “output/square foot” calculation. This calculation probably indicates that you don’t have enough space to accommodate people, equipment, inventory, etc.. Hopefully, you made productivity and other assessments a large part of your decision process. There are many ways - apart from moving to a larger building - to address this issue. Some of these are:

    • Using Lean Tools or other approaches to redesign your business processes for productivity improvement 
    • Product line strategy assessment to see if there are products you can/should cut back on. The evaluation could also show you that you need expansion more urgently 
    • Determine whether or not there are businesses that can help you offload one or more functions you perform in your current building to make space (outsource) 

    There are other approaches to create more (or less) space. There are probably 10’s or 100’s of ways to describe these things based upon the terminology of the day. 


    Summary

    Having just completed a six month search for “warehouse for sale” property for a client to purchase, I can tell you definitively that the far West Katy and Brookshire industrial market is significantly under served.  We finally settled on a 17,000 SF warehouse building with 2,000 SF of office finish and sitting on 5 acres of land.  Pricing is in the $1,300,000 range.

    Map of Currently Available Warehouses in Katy, TXWith approximately ten warehouses available to purchase in this growing market West of Houston, the task of locating an industrial building which fits a buyers needs can be quite challenging.  Freestanding options to buy are typically have grade level foundations and may be metal or tilt-wall in construction.  For owners needing dock high loading, dock wells can be installed to accommodate container loading and unloading.

    The few “new” warehouse for sale options are priced in the $90 to $110 PSF range and generally have minimal outside storage.  Several options though are located on five to 10 acres of land and a bit further North and West of Katy.  Those options have improvements of older construction and typically metal buildings.

    Some of the options only lasted a few days or weeks before being contracted to sell.  The exploding residential development with sought after Katy school district and Class retail options have created a huge demand from business owners living West of Houston.

    What about the energy bust from a few years ago and the resulting slump in the energy corridor?  Although there is still office space oversupply in that far west market, the industrial warehouse market has continued mostly unaffected for the past five or six years.  Also, the oil and gas market is strong as of today.  And while the industry is more cautious with spending, small operations still need a facility to service the big companies.

    So build it…right?  Not so fast.  Building a facility, even one smaller in footprint, takes time.  An owner generally needs 12 months to get a new building up and ready to occupy.  Additionally, land prices have gone through the roof with new homes, retail, apartments and medical development.  The result is that a new 20,000 SF warehouse with about 20% office finish on approximately 2-3 acres will cost around $90 - $100 PSF to build.

    One of the first questions from many clients is “Where can we find cheap warehouse space.”  Let’s face it, monthly rental payments constitute a large percentage of a company’s operating expenses.   If you are looking for space to rent in Houston, you can find practically the same space in different locations and for noticeably different rental rates.

    Why do the rental rates vary so much?  Age of the building is the primary factor.  Followed by location, building function and of course demand.  Buildings with specific amenities such as rail access, heavy crane service or large stabilized yard will bring a higher rate than those industrial properties without such options.

    Where is the cheap (inexpensive) warehouse space in Houston?  Industrial property located around the 610 Loop in generally the least expensive.  Dock high distribution space on Market St, Wallisville Rd, South Loop, Fairway Park and old Hempstead Rd will start in the $.50’s PSF per month on a gross basis.  New lease space in ESFR fire sprinklered buildings of the same size will run the $.60’s to $.70’s PSF per month on a gross basis.  Warehouse space for lease near Intercontinental airport will be somewhere in between these rates for comparable space.

    Since Houston has no zoning regulations, warehouses are mixed in with other types of developments and consequently can be difficult to find if you are not familiar with the market.  If “cheap” space is your goal, enlist a qualified broker to assist you in your property search.

    Here is a recent survey we completed for a client requiring 15,000 to 22,000 SF of industrial space to lease in Houston with dock high loading, proximity to the port of Houston and reasonable rental rates.  This is a challenging requirement as small dock high spaces are scarce all over Houston, much less near the ship channel and in East Houston.

    • 1. xxxx Wayside Dr.: (.38 nnn, .166 opex) $10,088.99 monthly, 16,588 total sf.  This building had the additional showroom added which switched the office/warehouse ratio.
    • 2. xxxx Supply Row: (.35 nnn, .10 opex) $9,000 monthly, 20,000 total sf. This was a good site to check out as it provided more insight regarding the logistical side of loading and unloading. Upside seems to have several bays. The downside to me was the clear height and potentially have to cram several containers in closed quarters seems like a logistical nightmare.
    • 3. xxxx S Loop East : (.36 nnn, .15 opex) $10,009.77 monthly, 19,627 total sf. Good office/warehouse ratio, 22’ clear height, 3 dock high doors, 1 ramp door.
    • 4. xxxx Homestead Rd: (.38 nnn, .106 opex) $10,551.06 monthly, 21,710 total sf. It has minimal office over 20,000 sf of shop and 6 dock high doors and 1 ramp.

    There is a lack of distribution warehouse space for lease within a 20 mile radius of the container terminals (namely Bayport and Barbours Cut) in far East Houston/La Porte.  Despite the long awaited Panama Canal widening and continued record exports from the Port of Houston, developers seem to have forgotten the small to midrange industrial dock high user.

    Numerous large scale, big box distribution facilities have been recently been completed in the area.  So why a shortage of smaller dock high buildings and/or lease spaces?  Bulk distribution buildings do not easily allow for demising of lease space under 30,000 to 40,000 SF due to the building depths.  Additionally, it is difficult to justify smaller, shallower spec buildings as construction costs are generally higher without economy of scale.

    Where do these businesses find suitable lease space?  In many cases, not in Houston or the surrounding areas.  They may opt for other Gulf coast ports in Louisiana, Florida and even Brownsville, TX.  If they want to stay in Houston and still locate with relative proximity to the Port, then they have a better chance to find available lease space near Loop 610 and I-10 East.  Wallisville Rd., Turning Basin, Market Street, East Freeway and McCarty Rd all have a dense concentration of small to midrange warehouse spaces offered for lease.  This submarket also has some of the lowest rental rates, for comparable space, in the Houston area.

    When determining the amount of Warehouse Storage space required for your business, it is important to determine not only the amount of floor space required but also cubic capacity.  The maximum allocation of space should be use for the bulk of your business needs.  The next factor to consider in warehouse storage is clear height.  Several business will utilize a pallet racking system which is generally cheap, safe and a very efficient method of storage.  Another option for Warehouse storage is block storage, which is an even simpler and cheaper method than the pallet racking system.  The use of either system will help determine the overall requirement for warehouse floor space and ceiling height.

    Other factors like fire protection (fire sprinkler systems), type of inventory being stored, product weight and required staging areas will also affect the warehouse space needed to operate a particular business.

    Houston freestanding warehouses - Sale prices keep rising despite the tapering oil and gas industry.   As a veteran of the industrial real estate market, if you would have told me 24 months ago that sales prices for freestanding warehouses as user buildings would start exceeding $100 PSF, with regularity, I would have bet money against you.  Well, fast forward 2 years and not only have prices surpassed the $100 PSF mark, in some areas they are approaching $120 PSF!  Having just sold a 17,000 SF freestanding warehouse for $113 PSF near I-10 and Beltway 8 West and another 14,000 SF similar building under contract at $119 PSF, I can tell you it is a fact.  Although user warehouse development has slowed significantly, there are still a few parks under development or recently completed around town, primarily on the East side of Houston near the Port and refineries.

    Example Freestanding Warehouse 1So what is driving the high sales pricing on these user, freestanding warehouses?  Slowed construction of new product, scarcity of available land and a continued, but slower, expansion of the population and new businesses.   Additionally, interest rates are forecasted to increase within the next year.  Those business owners who have been patiently waiting in a lease on the sidelines for rates to bottom and real estate pricing to drop are now making a move.


    Example Freestanding Warehouse 2There are many developers searching for quality land sites at pricing which makes sense.  This demand is driving up land values and further thwarting new development.  Recently, it seemed that most investors could not pay more than about $3 PSF for industrial park speculation development of freestanding warehouses.  With the higher pricing, land prices in the $5 PSF range are manageable in some areas.  The future of Houston’s industrial market will be interesting.  We are hopeful that the city has managed to diversify enough to weather the energy sectors woes.

Moody Rambin represents the property owner.  We came across the property when conducting a search for one of our clients who is actively in the market for functional, inexpensive dock high space.  Unfortunately, this location was a bit too far North for our client.  However, we feel it is worthy of the property pick of the week due to the large truck court, outside storage, fire sprinklers, 20’ clear height and below market rental rate of $.35 PSF NNN per month.

    • ESFR fire sprinklered 
    • Consist of two (2) dock high, tilt wall warehouse buildings 
    • 28’ clear heights 
    • Ample trailer parking/staging area

    The 12.4 acre site is zoned Heavy Industrial in the city limits of Jacinto City and has frontage on both I-10 East and Market Street.  This location provides excellent access to I-10 East, Loop 610 East and Hwy 90 East.

    Located in the city of Jacinto City, tenants can avoid the occupancy restrictions which are often problematic in the city of Houston with distribution warehouse for lease.   Rental rates should be in the $.42 PSF/month NNN range with estimated operating expenses around $1.20 PSF/year.  While leasing is the primary goal of this project, a potential sale of one or both buildings is a possibility.  It is too early for exact pricing estimates, however a shell sale price of $90 PSF or so is not unreasonable.

    This near Eastside Houston location is in close proximity to the Port of Houston and its break bulk terminal located at the Clinton Gate.  The pending flow of port traffic from the Panana Canal widening should drive further warehouse leasing demand.  ESFR served warehousing added the ability to shrink tenant’s area requirements by stacking pallets higher.  Additionally, the ESFR amenity combined with Jacinto City’s lenient occupancy standards provide a business friendly environment for companies needing to warehouse, ship and manufacture flammable products.

    There are fewer and fewer options for businesses needing warehouse space in Houston. Freestanding warehouses for lease or sale are becoming very difficult to locate.     The Port of Houston is the leading US port for volume in total tonnage, according to the American Association of Port Authorities 2010 report.  With the widening of the Panama Canal coming soon, the anticipated need for crane served manufacturing and material handling space in Houston is anticipated to skyrocket.  At the time of this post, there is already a definite shortage of quality industrial property for lease which can accommodate overhead crane service.  Fewer than 8 or 10 buildings exist East of Houston’s CBD which have existing crane(s) and very few have much storage yard and/or adequate hook height. 

    While there are a few smaller projects in the works from local developers, the future need is likely to force product to other ports which have the existing facilities in place to handle the business.  Some local heavy freight logistic companies estimate the shortage for such properties to be in excess of 1,000,000 SF  by January of 2014.

    McCorvey Real Estate Holdings has two projects in the works in near East Houston with buildings of 20,000 SF up to 100,000 SF with crane spans of up to 70’, hooks up to 35’ and tonnage to 35 tons.

    What is commercial warehouse  for lease?  What is commercial warehouse for rent?  They are the same and they are different.  “Commercial” is just a description of the property to indicate an exclusion of residential uses.  “For rent” and “for lease” while basically synonymous, “lease” actually refers to a contractual agreement between a tenant and landlord.  “Warehouse” has many meanings in the sense that a “warehouse” can be used for many purposes and in many manners.  Here are few examples of Commercial Warehouse for Lease:

    • Distribution WarehouseTypically dock high warehouse with fire protection sprinkler systems and warehouse clear heights over 24’.  The high clear is to accommodate pallet racking.  Users of distribution space normally require minimal office finish.
    • Flex WarehouseWith a higher percentage of office finish, Flex Space is combination of warehouse and office finish, sometimes 50% of each.   Warehouse Renters of this space can be high tech, assembly and light manufacturers.
    • Manufacturing Industrial Warehouse: For me, the word industrial conveys images of heavy cranes and steel being moved, modified and shipped.  Manufacturing Warehouses often are crane served with overhead bridge cranes or jib-cranes.  The buildings are chiefly made of metal and require heavy power.
