Warehouse for Lease – Dock high loading – How to get it

Warehouse space by its nature is designed to house material and products for either distribution, manufacture or some combination thereof.  The distribution and receiving part of this equation almost always requires loading doors at dock high level (48” above the drive area).  When a company requires a warehouse for lease or rent, this requirement can make or break a deal on a warehouse building.   If you have a grade-level building, there are ways to adapt the building to allow for at least limited dock-level loading. In a multi-tenant grade-level building without a dock-high solution, these adaptations can also be a shared resource for all tenants:

  • Install a dock high well or wells on a grade level building – Often dismissed as inferior to a building with a dock high slab, dock wells can actually be equally as functional and also allows for retention of grade level loading.  If there is adequate land area in which to excavate truck wells long enough to allow the tractor trailer with the full load level, then this system is as good as true dock high loading.
  • Install an exterior elevated dock high platform with a ramp down to grade level – this is not as good as dock wells, however, this solution also has its benefits.   In an area where there is not enough truck court to provide room for the wells, you can construct a concrete, elevated pad at 4’ high where the trailers can be unloaded in parallel to the building. The elevated pad can be covered and lengthened to allow access by multiple trailers at once.
