    Paved or stabilized yards have many uses. They can be used to store inventory - i.e. pipe and other items that can withstand the elements - as shown in the attached photo. They can even be used to display inventory, as in the case of processed stone used for countertops. They can also serve as a place to park trucks and trailers - empty and loaded. With proper security, gating and fencing, they can be a reasonably secure place for these and many other items.

    So, why not just buy some land and place these items onto it? The purpose of land stabilization is to prevent heavy materials stored on or moving across that land from sinking into the ground. Roads are a primary form of stabilization. Vehicle tire contact points concentrate the vehicle’s weight and represent an excellent example of the need for and the challenges of stabilization. A broad range of situations drives the need for stabilization. In this article, we’ll discuss:

    Having just completed a six month search for “warehouse for sale” property for a client to purchase, I can tell you definitively that the far West Katy and Brookshire industrial market is significantly under served.  We finally settled on a 17,000 SF warehouse building with 2,000 SF of office finish and sitting on 5 acres of land.  Pricing is in the $1,300,000 range.

    Map of Currently Available Warehouses in Katy, TXWith approximately ten warehouses available to purchase in this growing market West of Houston, the task of locating an industrial building which fits a buyers needs can be quite challenging.  Freestanding options to buy are typically have grade level foundations and may be metal or tilt-wall in construction.  For owners needing dock high loading, dock wells can be installed to accommodate container loading and unloading.

    The few “new” warehouse for sale options are priced in the $90 to $110 PSF range and generally have minimal outside storage.  Several options though are located on five to 10 acres of land and a bit further North and West of Katy.  Those options have improvements of older construction and typically metal buildings.

    Some of the options only lasted a few days or weeks before being contracted to sell.  The exploding residential development with sought after Katy school district and Class retail options have created a huge demand from business owners living West of Houston.

    What about the energy bust from a few years ago and the resulting slump in the energy corridor?  Although there is still office space oversupply in that far west market, the industrial warehouse market has continued mostly unaffected for the past five or six years.  Also, the oil and gas market is strong as of today.  And while the industry is more cautious with spending, small operations still need a facility to service the big companies.

    So build it…right?  Not so fast.  Building a facility, even one smaller in footprint, takes time.  An owner generally needs 12 months to get a new building up and ready to occupy.  Additionally, land prices have gone through the roof with new homes, retail, apartments and medical development.  The result is that a new 20,000 SF warehouse with about 20% office finish on approximately 2-3 acres will cost around $90 - $100 PSF to build.

    One of the first questions from many clients is “Where can we find cheap warehouse space.”  Let’s face it, monthly rental payments constitute a large percentage of a company’s operating expenses.   If you are looking for space to rent in Houston, you can find practically the same space in different locations and for noticeably different rental rates.

    Why do the rental rates vary so much?  Age of the building is the primary factor.  Followed by location, building function and of course demand.  Buildings with specific amenities such as rail access, heavy crane service or large stabilized yard will bring a higher rate than those industrial properties without such options.

    Where is the cheap (inexpensive) warehouse space in Houston?  Industrial property located around the 610 Loop in generally the least expensive.  Dock high distribution space on Market St, Wallisville Rd, South Loop, Fairway Park and old Hempstead Rd will start in the $.50’s PSF per month on a gross basis.  New lease space in ESFR fire sprinklered buildings of the same size will run the $.60’s to $.70’s PSF per month on a gross basis.  Warehouse space for lease near Intercontinental airport will be somewhere in between these rates for comparable space.

    Since Houston has no zoning regulations, warehouses are mixed in with other types of developments and consequently can be difficult to find if you are not familiar with the market.  If “cheap” space is your goal, enlist a qualified broker to assist you in your property search.

    There is a lack of distribution warehouse space for lease within a 20 mile radius of the container terminals (namely Bayport and Barbours Cut) in far East Houston/La Porte.  Despite the long awaited Panama Canal widening and continued record exports from the Port of Houston, developers seem to have forgotten the small to midrange industrial dock high user.

    Numerous large scale, big box distribution facilities have been recently been completed in the area.  So why a shortage of smaller dock high buildings and/or lease spaces?  Bulk distribution buildings do not easily allow for demising of lease space under 30,000 to 40,000 SF due to the building depths.  Additionally, it is difficult to justify smaller, shallower spec buildings as construction costs are generally higher without economy of scale.

    Where do these businesses find suitable lease space?  In many cases, not in Houston or the surrounding areas.  They may opt for other Gulf coast ports in Louisiana, Florida and even Brownsville, TX.  If they want to stay in Houston and still locate with relative proximity to the Port, then they have a better chance to find available lease space near Loop 610 and I-10 East.  Wallisville Rd., Turning Basin, Market Street, East Freeway and McCarty Rd all have a dense concentration of small to midrange warehouse spaces offered for lease.  This submarket also has some of the lowest rental rates, for comparable space, in the Houston area.

    Houston’s shift in industrial warehouse demand from the West side of town to the East market is undeniable.  While historically light on fractional vacancy, East Houston and the inner Port of Houston market is now incredibly tight on available a space.  Even more concerning, this submarket has an even stronger outlook with increased break-bulk traffic foreseen for the port and continued rise in manufacturing and refining.  What is available now?  See a map below (from Costar.com) of available space for lease between 10,000 and 50,000 SF .  I culled the list a bit of functionally obsolescent buildings.  Quality space on the East side = almost Zero.

    As a tenant/buyer rep broker, I can tell you first hand that locating viable lease/purchase alternatives for clients, near the Port of Houston, has never been more challenging.

    The real reason the industrial lease and sale market is so tight in East Houston near the port of Houston is due to an almost complete lack of development over the past 30 years in the Loop 610 East/Hwy 225/I-10 East/Port of Houston corridor out to Beltway 8.  Yes there have been a few distribution projects which were developed on a speculative basis, however those have been full for some time.  As for freestanding crane served warehouses from Loop 610 out to Beltway 8…there are less than 4-5 properties available on any given day.  Is this a pure shortsightedness of developers?  Probably somewhat.  However, land is scarce and what is available is overpriced for industrial use.  The Panama Canal will be opening soon and with an expected 20% increase in traffic in the short term, where will this business go?  Probably to another port with adequate available storage and manufacturing warehousing.

    As a seasoned commercial real estate broker and developer at Centermark Commercial Real Estate, I have handled 100’s of commercial lease and sale transactions and then been involved in the buildout processes. Assuming all the sanitary sewer, water and electrical connections are reasonably located, plain office buildout runs about $38 to $45 PSF.  This is turn-key with standard private offices, RACO doors (9’) and 28 oz. carpet.  Medical finish with smaller rooms and multiple sinks runs about $65 PSF on the low end depending on finishes in the lobby/receptions areas (not including medical equipment).   These estimates include full HVAC and minimum millwork in the break areas and restrooms.  These estimates of cost PSF are more accurate on spaces over 3,000 SF.  Smaller spaces tend to be higher PSF as you have a smaller SF by which to divide the cost of the restrooms, electrical, etc.  If you need office space built out in a new building, are adding space to existing offices, or just want to upgrade your commercial property, contact our preferred contractor in Houston and does great work:

    Commercial warehouse” as a label is broadly used to describe a number of types of commercial space typically offered for lease or rent.  For purposes of this article, we will use Five (5) main categories.

    General Office/Warehouse

    Typically grade level, this type of building is suited to businesses that provide a product and need to receive materials/items and ship out materials/items which may be at grade level or at dock high. The dock-high loading requirement with smaller freestanding buildings is usually facilitated thru use of in ground dock truck wells where the truck backs down a ramp to adjust for the height of the shipping container.

    Bulk Distribution

    Used for the distribution of palletized products in large volume, these buildings have true 4’ dock high loading with multiple doors, high clear height and fire protection systems.

    Heavy Manufacturing

    With grade level overhead doors and ample outside storage yard, these buildings often have large overhead cranes, heavy power and high clear heights.

    Flex office/warehouse (aka Service Center Space)

    Heavy office ratio and  air-conditioned and heated areas used for tech or assembly are common with Flex space.  High parking ratios and generally higher end business park settings are also popular with this type.

    Truck Terminal w/Cross Dock

    Used to transfer goods quickly from container to container, these buildings are usually very shallow and long to allow for a very high number of offloading spaces and overhead doors.  Additionally, an abundance of trailer storage area and staging yard is normally required.

    So we need to lease a warehouse - how much free rent can you get us?”  That is a common question I get from my clients.  It generally does not matter if they are local or global, $100k/year or $100mm/year, everyone wants to feel they got the upper-hand or a good “deal.”  But what does “free rent” really mean?

    Free rent is, in most circumstances, a period of time where the tenant pays no rent or partial rent during the lease.  This period is usually front loaded on the lease term.  This is a great marketing ploy for landlords and is generally a win for the tenant too.  It is pushed as a savings in rent to offset move-in and set-up costs incurred by the tenant.  Free rent is also called “Rental Abatement” - which is, as a description, generally more palatable to Landlords.  Owners hate to give away money.  At the end of the day, owners want to lease their properties up and if they can lease it now, give a few months of free rent and eliminate the risk of additional months of vacancy, then it ends up being a wash for the owner. 


    Let me explain the tricks around Free Rent.  Typically,  free rent is never free.  Rental abatement is recouped later in the lease.  While time value of money may be gained, the Landlord will generally pad his proposal to account for any opportunity costs.   As an example, if you as the tenant want to rent 10,000 SF for 60 months and the Landlord gives you 3 months free rent, he will typically add the months to the term of the lease - so 63 months.  Now the Landlord will want rental increases in later years and will start those “bumps” in month 13 of the lease.  Now the added three months will be at the highest rate in the term, thereby increasing the average rate over the lease. 

    Free rent up front is a plus for the tenant, provided the tenant does not have to pay more in rate over the term in order to get the free rent.
